Vogue Property Management

For Emma Carletti of Vogue Property Management, real estate isn’t just about bricks and mortar. It’s about people, trust, and relationships that stand the test of time.

Emma’s own journey into real estate started by accident. “I studied events management but needed a nine-to-five job, so I started as a receptionist in a real estate firm.” A supportive director spotted her potential and paid for her real estate licence. From there, she worked her way up: assistant property manager, team leader, head of department.

After fifteen years, Emma saw a growing gap in the property management services provided by the large, mainstream agencies. So in 2020 she stepped out on her own.

Opening a business mid-pandemic might seem bold, but for Emma it was the natural next step. She’d built close relationships with clients over many years—people who had become more like friends.

“Property owners really needed help,” Emma says. “The legislation had changed so much during COVID, and they were stuck with what to do.”

That desire to offer better, more personal service is at the heart of Vogue Property Management. Unlike most real estate agencies that focus on sales, Vogue is purely dedicated to property management—a rare niche in the industry.

Emma started out solo, but two years in, demand had grown so much she began building a team. Today, Vogue is a tight-knit group of four people, managing residential and commercial properties for long-term investors from Melbourne, interstate, and overseas. Most of their business comes from referrals—testament to the trust they’ve earned.

“We’re not looking to be a large agency where clients get lost,” Emma explains. “People are surprised to see that we are just property management focused. But that’s what sets us apart. When people hear ‘Vogue’, they think boutique, high-end—and that’s exactly what we want to be.”

Emma believes that when done well, managing a rental property shouldn’t be a headache. “Owners are scared to invest and trust someone with their home. But if it’s done right—if you pick the right agency, the right renter, and put in the effort—it can tick over really nicely.”

Looking ahead, Emma plans to stay true to her boutique roots, focusing on sustainable growth and building a healthy and viable portfolio of clients.

And she loves having her office in North Melbourne. “I initially chose the location for its centrality. But the longer I’ve been in North Melbourne, the more I’ve fallen in love with it. There’s a great mix of people here—universities, the medical precinct, overseas clients—it’s a really vibrant area.”
